Advocates for Human Potential, Inc., is seeking a Real Estate Operations Director I, also known as the Real Estate Operations Director for the Center for Training and Technical Assistance, to oversee AHP’s administrative operations of acquisition, leasing, and planning and construction for all of AHP’s Capital Infrastructure Projects. Additionally, the Real Estate Operations Director will oversee AHP’s group of Senior Real Estate Staff's leadership of operations elements throughout projects.

The Real Estate Operations Director, I will be responsible for leading and developing AHP’s Real Estate Consulting group by identifying areas of needed expertise, including acquisitions, development, construction, and project management. The Real Estate Operations Director is not only responsible for bringing subject matter expertise in real estate operations but also for building and casting vision for their team. The Real Estate Operations Director will be a key contributor to the success of AHP’s growth in state-level Capital Infrastructure Projects. This role is vital to ensuring that AHP is helping the State agencies optimize their public funds, leading the capital projects administrative functioning, and providing valuable strategic planning insights, risk mitigation strategies, and operational best practices and procedures. The Operations Director will develop relationships with relevant Project Directors and ensure that these Project Directors have sufficient resources to support their needs within the Real Estate Space. This position is responsible for ensuring AHP’s real estate administrative and technical assistance operations are executed to meet or exceed the funders’ objectives while maximizing the efficiency, teamwork, and reputation of AHP. As the Operations Director, I will participate in developing and implementing business unit-wide initiatives to support others’ growth and understanding within the capital infrastructure space. This individual will be instrumental in helping the building of processes, systems, and artifacts to support projects that enhance public health, behavioral health, and human services nationwide.

The Operations Director I- Real Estate will

  • Develop and execute long-term real estate strategies that align with states’ requirements and help optimize sub-recipient's experiences throughout the real estate development cycle.

  • Engage in hands-on management of a large and diverse real estate portfolio aligning with clients’ overall program goals, including directing the real estate grant investment process.

  • Lead the planning, design, and implementation of the grant application, review, and scoring processes, ensuring the grant program meets local, state, and federal laws.

  • Develop and manage application budgets and schedules to ensure projects are delivered on time and within the required funding forecasts.

  • Negotiate and coordinate contracts with vendors, sponsors, construction contractors, and other sources (insurance, bond agencies, CHFA, TCAC, banks, and attorneys) to minimize risks and financial exposures and ensure quality work planning teams and conflict management strategies.

  • Produce timely and accurate project reports, statistics, and updates by generating written reports, memos, and correspondences utilizing compelling storytelling and technical assistance to engage internal and external stakeholders at both the sponsor and state levels.

  • Be a key member of the CTTAC leadership team, establishing operational processes and vision for the Business Unit.

  • Support a group of Real Estate Operational Staff in their work as members of AHP’s nationwide project teams to develop and implement new and ongoing projects;

  • Interface daily with leaders throughout CTTAC and other departments and projects within AHP to ensure consistent engagement of operational best practices.

  • Use organizational and logistical skills to manage, develop, implement, and maintain project management systems in support of a large team of staff and subcontractors.

About the Position

Unique job responsibilities and subject matter expertise:

Qualifications required: Significant experience in employing extraordinary strategic thinking and communication skills. Extensive experience in overseeing the reams of real estate professionals and program/project managers. Ideally, this individual will have expertise in strategic planning, portfolio management, legal coordination of land use and real estate contracting, financial proficiency, analytical skills, budget management, innovation, and engagement with internal and external stakeholders on complex real estate topics covering the full gamut of real estate development.

Education and Training

The Real Estate Operations Director will have ten (10) years plus of experience with real estate brokerage across multiple asset types, including residential, commercial, and medical, at least five (5) years plus in high-end management consulting to drive effective business strategy and project management, and a Master of Business Administration (MBA) and/or a Project Management Professional Designation.

Salary Range: $120,000 - $140,000

AHP, to be transparent with applicants about salary and in compliance with various state pay disclosure requirements, publishes the following information, which is current as of the posting date. The base salary range above represents the low and high end of the AHP salary range for this position. Actual salaries will vary and may be high or low in the range based on various factors, including but not limited to location, experience, and education. The range listed is just one component of AHP’s total employee compensation package.
