The Construction Loan Analyst plays a critical role in evaluating grant applications related to construction projects. They assess the risks and benefits. This position involves conducting in-depth financial analyses, collaborating with cross-functional teams, and ensuring compliance with policies and regulations. The position completes match verification and provides technical assistance to sponsors.

AHP manages grants for 150-600 concurrent real estate construction projects that are building facilities to support substance abuse recovery, to provide mental health services, and to combat homelessness. The Construction Loan Administrator will be part of a small team that de-risks the overall portfolio by conducting deep dive audits of a sampling of the projects. The goals are to: uncover or deter fraud, waste, and abuse; early detect critical risks in specific real estate projects; and, provide professional advice and coaching to assist the grantees, general contractors, and project managers to drive towards better outcomes.

Responsibilities:

  • Support sponsors on the identification of financial match and capital funds to leverage for projects.
  • Conducting technical assistance, webinars, and written materials.
  • Primary point of contact with sponsors to obtain necessary match documentation, review completeness and follow up as needed.
  • Review and update budgets.
  • Maintain documentation and update tracking sheets.
  • Conduct spot checks/audits of documentation as needed.
  • Evaluate grant applications for construction projects.
  • Follow projects through completion.
  • Coordinate with legal and funding team for budget adjustments including draw requests and contract amendments.
  • Support the review of construction draws for completeness and accuracy.
  • Analyze financial data, including grant requirements, and project budgets.
  • Assess the feasibility of construction projects based on financial metrics.
  • Collaborate with funding team, finance, project team, real estate team, legal team etc. to make informed decisions.
  • Review property appraisals, construction plans, and cost estimates.
  • Ensure compliance with grant guidelines and regulations.
  • Monitor financial performance during construction phases.
  • Identify potential risks and recommend mitigation strategies.
  • Prepare reports and presentations for senior management.
  • Align project goals with grant objectives and monitor progress throughout all phases.
  • Understand grant terms, conditions, and reporting requirements.
  • Track grant disbursements and ensure proper utilization for construction purposes.
  • Prepare and submit grant-related documentation.
  • Create and manage construction budgets, considering grant funds and other financing sources.
  • Monitor expenses, address cost overruns, and maintain budget adherence.
  • Prepare comprehensive reports for grantors and internal stakeholders.
  • Assess for allowable expenses.

Preffered Qualifications:

  • Bachelor’s degree in Construction Management, Finance, Business, or a related field.
  • Minimum 5 years’ experience in construction finance industry.
  • Strong familiarity with grant administration and compliance.
  • Experience in financial analysis, preferably in construction lending.
  • Strong analytical and problem solving skills and attention to detail.
  • Knowledge of financial modeling and risk assessment.
  • Familiarity with construction industry practices.
  • Excellent communication and teamwork abilities.
  • Proficiency in relevant software tools (e.g., Excel, SmartSheet, Outlook, financial databases).
  • Understanding of match requirements and project budgets including multiple funding sources is a must.

Salary Range: $90,000 - $120,000

AHP, in an effort to be transparent with applicants about salary and in compliance with various state pay disclosure requirements, publishes the following information which is current as of the date of posting. The base salary range above represents the low and high end of the AHP salary range for this position. Actual salaries will vary and may be high or low in the range based on various factors including but not limited to location, experience, and education. The range listed is just one component of AHP’s total compensation package for employees.
